Colorado Commercial Real Estate:
August 2026 Market Update Through August, Colorado has closed $10.1B+/- in commercial sales across 3,596 transactions. That’s almost the same deal count as this time last year (3,583, up 0.4%). The total barely moved, but the mix shifted underneath it.
📈 Gaining ground (deal count, YTD vs. 2025)
Hospitality: +17.5%
Multifamily: +13.7%
Industrial: +6.6%
Land: +1.9%
📉 Pulling back
Retail: –8.1% (still #1 by count with 1,011 deals)
Office: –2.5%
Other/Specialty: –2.0%
💰 YTD sales volume leaders: Industrial $2.21B | Retail $2.12B | Multifamily $1.99B | Office $1.83B | Land $1.02B
What stood out in August:
🔹 Industrial had its biggest dollar month of 2026.
🔹 Land had its biggest dollar month since at least 2023.
🔹 Deal flow slowed: 386 closings, down 19% from August 2025, after a June peak of 587.
My read: capital is still active, and its moving toward industrial, land, and multifamily. Retail and office buyers are being more selective.
